Overview
The establishment of the K Mart and Warehouse complex in the thriving Tasman District is the largest commercial development in our region for some years. Our work involved the general layout design and three hundred extra carparks. Civil design included all drainage and pavements including upgrades beyond the development site.

FAIROSE RISE SUBDIVISION – RICHMOND, NELSON

Overview
Fairose Rise is one of the largest residential subdivision projects undertaken in or district for some years. On completion, the subdivision will feature 70 sections to be completed in stages. Work on this premier Richmond subdivision commenced mid 2014 with the bulk earthworks and construction for Stage 1A completed early 2015.
All surveying, design and construction management for the subdivision has been provided by Land Dimensions Ltd. The design of the subdivision has included particular attention to stormwater management including improvements to the stream channel bordering the development and significant recountouring of the site to direct stormwater flows away from sections and into an engineered retention basin. There has been an emphasis also on designing roads with sweeping curves and creating elevated sites to add character to the subdivision and to give every site the best possible aspect and outlook.

NELSON COLLEGE – NORTHERN ENTRANCE REDESIGN

Overview
Land Dimensions Ltd were engaged to redesign the Nelson College entrance and bus parking. To solve the problem of bus movements clashing with staff parking, the bus bays were separated from other parking providing a substantial safety benefit.

Overview
This is a classic case of 'before and after'.

Land Dimensions design turned a once soggy and unusable area of playing field into an attractive and exciting adventure playground.

Surface water is now controlled and managed by an aesthetically pleasing and landscaped rain garden.

This innovative and effective means of drainage made the adjacent land available for redevelopment.

Overview
This substantial project for Transit New Zealand saw Land Dimensions employed by the contractor to provide all construction survey services. This work included the setting out of all works including drainage and kerbing. During the course of construction, Land Dimensions provided volume measurements for contract claim verification and upon completion, undertook the detailed as built survey and plans. This is just one example of a large number of construction surveys undertaken by Land Dimensions for various local contractors.

Overview
Land dimensions managed this high quality residential subdivision from concept through to completion.
Land Dimensions recognises the value to its clients in moving developments along at a brisk pace.

A particularly remarkable aspect of this project was that it moved from concept stage through to completion of all construction works in just eight months saving considerable holding costs for the developers.
From commencement of the development, the completed sections were ready to build on in less than one year.

Overview
This subdivision completed in December 2009 (Stage 4) and December 2010 (Stage 5) featured an innovative approach to roading and stormwater management.

All design of earthworks, roading, drainage and services reticulation was undertaken by Land Dimensions.

The final design featured a low impact stormwater design with grassed swales. The finished product is not only aesthetically pleasing but also has the added bonus of reducing construction and ongoing maintenance costs for both the developer and Council.

Overview
This project included the development of an industrial site with a substantial roading component.

Faced with limited opportunities for stormwater disposal from the site, Land Dimensions sourced and incorporated into their design an innovative subsurface stormwater detention and soakage system.

This system was installed under the yard area resulting in no loss of valuable commercial land.

DEPARTMENT OF CONSERVATION – WEST BAY CAMP WASTEWATER UPGRADE – NELSON

Overview
The DOC camp at West Bay, Lake Rotoiti was facing closure with expiring Resource Consents for its on-site wastewater disposal system.
An upgrade of the existing system to meet discharge consent requirements would prove expensive and technically difficult in this sensitive ecological environment.
As an alternative, Land Dimensions Ltd designed a wastewater system for the camp that collects and pumps all wastewater to the Council St Arnaud Wastewater Treatment Plant 1km away.
Extra capacity was provided to allow expansion of the camp in future and no Resource Consents were required. This system is automated, and requires very little on-going maintenance.
This project was completed on budget, on time and was an environmentally responsible solution with distinct 'whole of life' benefits.

Overview
The Tasman Heights subdivision is situated on prime hillside land in the heart of Nelson City and has been progressively developed over many years.
Stage 9 featuring a further 28 sections was constructed in early 2011. Interesting features of this design include narrower carriageways, parking bays and landscaping specifically designed to control vehicle speeds.
Several hundred sections remain to be developed on this property. Land Dimensions Ltd is also working with the owner and Council to establish a plan for roading and servicing infrastructure to cater for this future development.

Overview
The Bells Island to Monaco Pipeline Upgrade is one of the largest and most challenging infrastructure contracts to be undertaken in our region in recent years and involves laying a duplicate pipeline between Bells Island and the Monaco peninsula for the NRSBU. Land Dimensions Ltd has been engaged by the contractor to provide all surveying services for the estuary pipeline crossing. This includes verifying the pipeline design long sections, setting out, positioning checks and as built surveying. The trenching is undertaken using a Global Positioning Machine Guidance System. integrated into Land Dimensions Ltd's GPS hardware.
